A professional home inspection is the best way for potential homebuyers to effectively evaluate the risks of a property purchase. A home inspection is an objective visual examination of the physical structure and systems of a home from the roof to the foundation.

 
  • Oversized gap between roof sheathing may cause premature wear of shingles above. Gap spread should be 1/16” of an inch. No H-Clips in place.
  • Blown in cellulose attic insulation.
  • Aluminum wiring to breaker. It is not clearly marked that this breaker is rated for aluminum wiring and it is recommended that a certified electrician evaluate to see if proper for safety concerns.
  • What appears to be black mold on back of ceiling drywall in garage roof skirt area of home. There are signs of past water leakage into this area that has recently been corrected.
  • High moisture reading in wall below tub faucet indicates a leak in the plumbing and or water entering behind the tile surround at below the faucet.
  • This is a 3 year old roof installed over three layers of old shingle. Note the raised edges on the tabs and warping of shingles.
  • Multiple roof shingle layers and no drip edge flashing installed rotting out sheathing below.
  • Live exposed wire. Romex wiring requires armour protection.
  • Radiant hot water heat zone valves and shut offs with combination Pex piping and Poly-B connections with compression fittings.
  • Water hammer arrestors located on laundry hook ups.
  • Vegetation is too close to the structure. Plants and shrubbery retain moisture and prolonged contact with siding materials may cause premature wear and moisture intrusion into structure.
  • Cold joint in concrete pour located in the staircase to basement entrance of home.
